Construction quantity takeoffs and cost estimates provided by Kelly Estimating are prepared using professional estimating software, industry pricing databases and project drawings submitted by client.

While we strive for highest level of accuracy, estimates are inherently based on information available at time of preparation. Kelly Estimating makes no guarantee that estimates will exactly match final construction costs.

Actual project costs may vary due to material price fluctuations, site conditions, contractor markup decisions, subcontractor pricing, change orders and other factors outside our control.

For Bidding Purposes Only

All estimates and takeoffs created by Kelly Estimating are intended for use in preparing bid proposals only. They are not intended to serve as final project budgets, guaranteed cost commitments or substitutes for licensed engineering or architectural assessments.

Clients are responsible for their own independent review of all estimates before submitting bids or entering contractual agreements with project owners, developers or other parties

Other Services

Kelly Estimating also provides other services including project management and bidding consulting. Any reliance on our estimates for purposes beyond bid preparation is done entirely at the client’s own discretion.

Client Provided Information

The accuracy of our estimates is directly dependent on the quality, completeness and accuracy of drawings, specifications and scope information provided by client. Kelly Estimating is not responsible for errors in estimates resulting from incomplete, inaccurate or unclear project documentation.
